What are our terms & conditions?
In all cases the mortgage will be secured on, either freehold properties (feudal in Scotland) or leasehold properties with at least 40 years remaining at the end of the mortgage term.
Where the security represents a going concern, we will require an assignment of goodwill of the business.
Where we are lending to a limited company, we will require a floating charge over the assets of the company and personal guarantees from the principal directors/shareholders.
- Our mortgages are available to Limited Companies, partnerships and individuals.
- Mortgage terms from 5 to 30 years.
- Borrowing from £25,001 to £10million.
Repayment method
Capital and interest repayment basis. Interest is calculated on a daily basis.
Alternative repayment option
Flexible business mortgage
For genuine flexibility and control this could be the option for you. You can borrow between £100,000 and £1 million on terms from 5 to 30 years and we'll lend on a whole range of commercial properties.
You also have the option, in any one year, to take advantage of the following:
- Payment holidays - choose any two months in a year
- Reduced monthly payments - two available each year
- Further advances - two available each year
During the flexible period you can increase your loan up to a maximum of either 75% of the value of the commercial property that has been purchased or refinanced, or 70% of the commercial business that has been purchased or refinanced.
These flexible features will be available for the first five years, after which you can request to extend the facility subject to the property being re-valued and borrower status at that time.
